MARCH 2017 4 Board Business Committee Doings By Gary Gulden Bay Water Environmental Committee February 9 At its February 14 meeting the board took action on the following items New member Rita Weingarten was welcomed Authorizing a contract with a new PEO provider and employee benefit plans for 2017 2018 Some corrections were made to the B WE Charter Judith Kazen gave a brief and positive report on her visit to the Science Environmental Council meeting Management proposed and the board unanimously approved authorizing the general manager to contract with a new Professional Employer Organization to provide administrative services and benefits for our employees The new firm s administrative fees and rates for medical insurance benefits for our employees are superior to our prior PEO and permit us to continue to offer comparable health insurance coverage through Florida Blue Initiating negotiations with the bank holding the mortgage on Glenhouse 342 By virtue of a foreclosure action Pelican Cove holds title to unit GL342 However there is a first mortgage on the unit for which the estate of the prior owner is responsible and which prevents Pelican Cove from providing clear title to a potential buyer Although the bank holding the mortgage is paying the taxes on this property as long as this unit remains unsold the association receives no monthly maintenance fees Thus it is in the association s interest to attempt to clear the mortgage Management proposed and the board authorized by a vote of 8 to 1 that the General Manager negotiate with the bank holding the mortgage up to a specified limit judged to be beneath the professionally estimated re sale market value of the unit in as is condition Redirecting a shell path near Wilbanks pool The Grounds Committee proposed and the board unanimously approved an expenditure from budgeted operating funds to modify a shell path leading to the pool to correct a recurring stormwater runoff debris problem This modification will be done as a summer project Amending The Rules We Live By to permit pickleball play on tennis courts A resolution was unanimously passed permitting Pickleball to be played on the tennis courts with temporary nonpermanent adaptations to the courts Recognizing a Pickleball Club The Pickleball Club was unanimously approved as a Board Recognized Group Installation of panic bars on the side doors of the Pavilion auditorium Installation of panic bars on the side entrances to the Pavilion auditorium will allow event occupancy to be controlled from the lobby entrances to remain within legal continued on page 14 Ewa went through a few points in the Climate Adaptation Report specific to the B WE Committee interests Building Facilities Committee February 3 Two new members were welcomed Eric Stackowicz and Mike Weber Window treatments for Pavilion Consensus that roller shades will replace draperies with cornices There is only one estimate for roller shades so Doug will get two more quotes Final recommendation will be presented at next meeting Safety doors for Pavilion main auditorium were discussed and AFE to be presented to board at next week s meeting Lights at front entrance test lighting a plus but will be part of a discussion by a sub committee chaired by Andy Marine This will include the LED lighting proposal for all of PC Results of recent sewer pipe examinations continue to be encouraging Consensus that it would be best to move forward with examining all sewer pipes and performing any needed cleaning as we go Additional bids are needed and should be available at next B F meeting Reflectors along main road to be researched by Doug as well as the possibility of adding small red LED lights to gates to make them more visible at night RFID at main gate progressing well and will continue to be monitored Communications Committee February 6 Renters Welcome went well and was well attended more people came than RSVP d Since there was enough money allocated to put up five new information boards the committee reviewed the locations discussed at the January meeting and sent their recommendations on to management Finance Committee February 15 The Finance Committee had a very brief meeting there was no old business New business items Review of the January financials Pelican Cove continues to be in very good financial shape Sarah Metcalf reported that the audit for 2016 is underway and proceeding smoothly without issue continued on page 13

MARCH 2017 Manager s Report By Jack Stevens General Manager February was a very busy month with some significant accomplishments The response to our new automated gate entry system has been fantastic We have issued over 650 tags and the large majority of users have properly equipped their vehicles Any change can be challenging However the transition to using this lane has gone relatively smoothly There is only one outstanding issue of a vehicle that has a built in antenna that absorbs the signal being transmitted by our standard tag We are locating an alternate transponder and will have this problem corrected We were also able to finish Scott Wood Sheryn Deis not shown 5 a year long process of improving our payroll and employee benefits situation The board has approved contracting with a new vendor and I am in the process of finalizing negotiations that will reduce the association s and our employees costs while continuing to provide the level of service we are accustomed to In buildings maintenance we completed the structural repairs and are painting the Brookhouse building located at 1680 Brookhouse Circle and have started on the building located at 1647 Brookhouse Court We repaired replaced lighting on two tennis courts We completed painting the stucco walls on the Bayhouse building located at 1601 1603 Bayhouse Point Drive and are 50 complete with the building located at 1615 1617 Bayhouse Court and recoated the STOP signs lettering and borders with reflective paint In grounds maintenance we completed the trimming edging and raking of the Harborhouses Grovehouses Treehouses and Brookhouses Our Annual Grounds Tour was a huge success with capacity attendance all three days Brian Cole and Abraham Davis EMPLOYEE OF THE QUARTER EMPLOYEE OF THE YEAR Name Scott Wood Name Brian Cole Position Grounds Crew Level 1 Position Pest Control Specialist Employed Since April 27 2015 Employed Since January 2010 Hometown Sarasota FL Hometown Buffalo NY Favorite Things about Pelican Cove Interacting with the residents on a daily basis and the many friendships I ve formed with coworkers and residents GM Comments Brian has been with Pelican Cove for over seven years During this time he has always been reliable and hard working In the last few years Brian s responsibilities have changed and increased and he has always been willing and able to take on any task he is assigned We trust Brian to operate independently as our Pest Control Specialist and to provide direction to vendors on our larger scale projects General Manager Comment on above employee Scott continues to improve is an asset to any crew he is asked to work with and performs independently when needed He can always be counted on to successfully complete any task assigned to him Runner Up Sheryn Deis Runner Up Abraham Davis Congratulations

MARCH 2017 8 Six Recognized at the Annual Meeting Water Heater Disasters By Gary Gulden By Bill McKay The February 18 Annual Meeting saw two staff members and four resident volunteers receive awards recognizing their exceptional contributions to Pelican Cove General Manager Jack Stevens presented Employee of the Year Awards to Brian Cole and runner up Abraham Davis Brian who has been with Pelican Cove for over seven years has recently become our Assistant Buildings Maintenance Coordinator Abraham in his 25th year here has recently picked up the duties of Irrigation Specialist on top of all his other grounds responsibilities In a one month period recently four water heaters failed Failure means they leaked at least 40 gallons of water and sometimes more over at least one unit and often a second the neighbor below In all instances the reason for the failure was the water heater had rusted out the tank that holds the water and heats it had developed holes where rust ate away the steel the tank was made of Water heaters have a service life of 10 years after which they have a high probability of failing All of the water heaters that failed were older than 10 years President Gary Gulden awarded Committee Volunteer of the Year Awards to Brian Baxter for his leadership in the development of the recently published Long Range Plan and to Willard Block for his years of advocacy leading to the initiation of the Climate Change Adaptation Study Emerson Awards recognizing exceptional contributions by residents outside of the committee structure were presented to Donna Anderson in appreciation for her Meet Your Neighbor profile series in the PCNews and to David Schowalter for his initiative and problem solving creativity in a variety of special projects So what should you do The answer is simple If your water heater is older than 10 years you really should replace it While this is a simple answer it actually raises a number of questions that most people cannot answer MOVIE NIGHT By Earl Kaplan One movie night this month Sunday March 5 at 7 p m at the Pelican Pavilion Watch for more information on Channel 195 or the PC website www pelicancovecondo com Movie Nights are open to all residents and are sponsored by the PC Social Club PC University Seeks Feedback By Laura Shulman Do you attend PCU classes regularly rarely or never If you have Ideas about classes you d like to take teach or suggest someone else might teach Thoughts about what is or is not working well and how we can improve the university Please Consider volunteering for a short term ad hoc PCU planning subcommittee Email your ideas and or willingness to volunteer to laurashulman gmail com 1 How do I tell how old my water heater is There are a lot of manufacturers of water heaters and they all use different ways to date their tanks However Google once again comes to the rescue Go to your computer Use your web browser to go to Google com Type in the name of the manufacturer and ask how to find out the age of the water heater For example my water heater is made by A O Smith I would go to Google and in the search line type A O Smith water heater age It would show me how to read the date by checking certain numbers of the serial number I would find out that my water heater was manufactured in November 2003 OOPS That means it is more than 13 years old Time to replace it a An alternative way to find out the age of your water heater is to go to the following website www buildingcenter org content water heaterage info Once you get there go down the alphabetical list to the company that made your water heater It will tell you how to find out how old it is You will also need your serial number 2 What if you cannot bend down to find the label with the manufacturer s name and the serial number or if you do not have a computer Call the office at 941 966 5674 or stop in Tell them you need some help There are volunteers who can come out to your house and read the date for you 3 Okay Now I know it is time to replace my water heater How much is that going to cost me Of course it depends How easy is it to get at the heater Will the water it contains drain or is the drain filled with rust There are many variables but in general it should cost you about 800 It might be a bit less it might be a bit more continued on page 14

MARCH 2017 11 Long Range Plan for the Future of Pelican Cove By Brian Baxter Some 125 Pelican Cove residents gathered on a cool morning early in January in the Pelican Pavilion to participate in a community forum on the future of Pelican Cove hosted by the Planning Committee This forum was designed to provide an opportunity for members of our community to weigh in on the issues being considered by the Planning Committee for inclusion in its Long Range Plan due to the board early in February The forum was organized into discussions around twelve round tables at which participants discussed 21 page issue papers that included questions designed to get these discussions started These tables were organized around the broad goals of the Long Range Plan The participants at each table were given from two to five issues for their input into the final plan and with two 45 minute discussion sessions that morning at the forum residents could choose to weigh in on two separate sets of issues Members of the board committee chairs committee members and resident volunteers gave of their time and energies to chair these discussion groups or record the major conclusions or comments made at each of the round table discussions The buzz in the big room at the Pelican Pavilion that morning was incredible I will never forget the picture of so many residents hunched down in serious conversation and debate over a wide range of issues affecting our collective future in this special community This type of outreach and involvement of so many residents in the planning process is one example of what makes our community so special The Planning Committee then reviewed the reports from the 24 discussions at this community forum as a key part of developing specific recommendations to the board on the 18 issues that survived this planning process The Planning Committee also incorporated into the final recommendations the feedback received from the four committees that have been part of the planning process from its beginning in April 2016 the Grounds Committee the Harbor Committee the Buildings Facilities Committee and the Bay Water Environmental Committee The Long Range Plan for the Future of Pelican Cove was presented to the board at its workshop meeting on Tuesday February 7 and at its formal meeting on Tuesday February 14 the board adopted a resolution accepting receipt of the Long Range Plan The board is likely to continue this process by asking the committees involved in the planning process to review the recommendations in the plan and provide the board with their advice on how best to implement the various recommendations The Long Range Plan can be viewed by going onto the Pelican Cove website look for it under the Planning Committee section of the Boards and Committees tab Every Pelican Cove resident now has an opportunity to become acquainted and involved with the issues and recommendations for action that are designed to preserve and enhance the quality of life here in our special community Your thoughts and opinions on the issues contained in the Long Range Plan are valued Take a look at the agendas for upcoming meetings of the Committees that are posted on the bulletin boards just outside of our management office Pelican Pavilion and at the Harbor Club and participate as a guest at any of these committee meetings Beginning in the fall of this year the Planning Committee will review the recommendations of the Climate Change Adaptation Study that is scheduled to be submitted to our community in May These recommendations will be incorporated into the required annual update to this Long Range Plan that will be submitted by the Planning Committee to the board in February of 2018 The members of the Planning Committee invite you to attend our meetings and share your ideas suggestions and comments on the Long Range Plan You can also share your ideas by going to the Planning Committee s home page on the Pelican Cove website where you will find a link saying Send a Message to the Committee Long Range Plan The 2017 Long Range Plan for the Future of Pelican Cove by the Planning Committee is now available on the PC website Go to pelicancovecondo com Board Committees Planning Committee and Policies Documents New Owners NEWCOMER Peter Bestenbostel Ann Hunsicker Anthony DeLuca Luke Rebecca Jaeger Gary Cheryl Kiesler Jerry Elberta McVicker UNIT GR245 GL320 TR109 GR220 TR117 FROM CITY STATE COUNTRY Richmond VT 05477 Sarasota FL 34231 Bradenton FL 34207 Lexington KY 40513 Sarasota FL 34231

MARCH 2017 12 positive exhilarating and confirming of my core values which have been instilled in me since I was a child Knowing that women men and children were engaged in the same activity throughout the country was thrilling Jo s orange and blue toned renderings were a hit She says many made tees using the blue version I was delighted with the response of the Pelican Covers and even more so as I got reports of marchers reactions to my signs and tees Left to right Susan Feltus Betty Dollries Jo Ubogy Carol Redmond Calva Leonard and Carol Poll Meet Your Neighbors The Solidarity Marchers from Pelican Cove By Donna Anderson January 21 dawned as a sunny breezy cerulean bluesky kind of day At 10 30 a m 47 residents walked past the Gatehouse to board a chartered bus others joined carpools Passengers wore comfortable shoes T shirts caps and copious sunscreen while managing sometimes unwieldy cloth and foam board signs Those posters bore personal messages to the nation and the newly minted administration Just as Teresa Shook s Facebook suggestion to march went internationally viral the wireless networks of Pelican Cove the chats doorbells phones and email alerts sounded Helene Crawford organized transportation to the Ringling Bridge Jane Campbell scouted for parking and got permission from Church of the Redeemer Jo Ubogy designed a stunning poster of women advancing hand in hand available for three dollars honor jar at her door and Merry Gerber set up a workshop on the Wilbanks lawn for those who wanted to paint their own They are four of the organizers who made it easy to join the Sarasota Solidarity March Our conversations onboard were convivial and animated As we rounded the bayfront however we entered a world of sound a sea of signs a confluence of traffic Drivers rubbernecked snapping photos cheering giving the thumbs up tooting their horns It was electric We joined people like us a political and social mix Democrats Independents perhaps a few Republicans We were first time marchers and long time activists past professionals and stay at home moms worried grandmothers alarmed pro lifers galvanized citizens astonished voters all We marched for dignity human rights the planet the arts the free press voter turnout the right to be heard etc in harmony with one another and on behalf of those who couldn t the very embodiment of Jo s image Estimates from the police and those of the organizers range from 8 000 participants to 10 000 plus It felt like more Merry says I found the Women s March to be extremely Jane writes I loved the March itself It felt exactly as it did when I was in my 20 s and demonstrating against the war and for women s rights I had never had my husband with me and it was fun to see him get into it Helene remembers The March brought us all together for a common cause peacefully sharing support with each other and the world for peace honesty solidarity and love She continues to forward emails sharing news and ideas legislative contact information organizational meetings fund raising events Shook s idea and the subsequent march is a 21st century turn on an oft used practice coming together by any means possible to get things done Pelican Cove has a near 40 year history of realizing common goals merging 17 associations into one establishing a library a one of a kind university artist studios clubs sporting groups happy hours socials etc not to mention frequent stellar entertainment We create what we imagine by uniting in small and large groups sharing a bottle of wine posting notices knocking on doors We encourage ideas and follow through The result if something is worth doing it will likely be done in this fertile creative community Well done Folk Music Club Activities in March By Joel Leonard The Singalong in January had an unexpected guest drop in to sing for us David Sear an icon of the New York City folk scene shades of Pete Seeger complete with an uncannily similar voice and banjo In early February the first Pelican Cove Yiddish Singalong was such a great success that the room was completely packed fire marshall alert we ll need a larger venue if we do this again Thanks to Fradle Freidereich and her musical helpers For the month of March we have two programs scheduled On Tuesday March 7 at 7 30 p m at the Harbor Club there will be a mandolin guitar recital featuring Joel Leonard and Jeffrey Doll and Friends They will play some baroque and classical favorites and a group of ragtime pieces as well as a couple of Russian Gypsy crowd pleasers Our last community Singalong will be held on Tuesday March 21 at 7 30 p m at the Harbor Club As usual songbooks will be provided as well as music by the Pelican Cove String Band
